  • Check amp draw of all loads. Compressor, Condenser Fan, Evaporator etc.
  • Check and clean condenser coil
  • Clean debris from outside unit
  • Check crankcase heater
  • Check start and run capacitors
  • Check contactors for burnt points and operation
  • Check reversing valve operation, defrost board, and sensors
  • Check for excessive vibration of fan motors
  • ​Check outside unit levelness
  • ​Check  safety controls (high/low psi switch, limit switch, flame sensors etc.)

  • Check thermostat operation and mounting
  • Check evaporator blower motor amperage
  • Check heat strip amperage
  • Check heat strip components and safeties
  • Check evaporator coil for signs of buildup of mold, dirt, dust etc.
  • Check blower wheel for signs of buildup 0f mold, dirt, dust etc.
  • Check all electrical connection and wires
  • Flush and vacuum drain line/pan
  • Check float switch operation
  • Check for air leaks at plenum and return
  • Check final performance and report necessary improvements

Annual & Biennial Maintenance.

An air conditioner's components require regular maintenance
for the unit to function effectively and efficiently throughout its years of service. Neglecting necessary maintenance ensures a steady decline in air conditioning performance while energy use steadily increases. Both our annual and biennial maintenance packages offer the same 20+ point service; however
we encourage our customers to consider the biennial package ordinarily completed during the spring and fall. This allows one of our technicians to evaluate your system in both states of heating and cooling. A list of the tasks preformed during routine maintenance are listed below.
